WINTER PARK, COLORADO RATED BEST VALUE FOR RESORT PROPERTY BUYERS!
 
Rocky Mountain Update - in general most resort areas across the West have experienced a slight decline in number of sales but a higher average sale price. Unlike the residential markets that we hear about daily on the news most resort properties are  very stable- due in part to the financial strength of the owner unlike the subprime markets that have been hard hit. Expectations are that the western states will bounce back quicker due to a more stable job market and pent up demand by the consumer to relocate or buy resort property
 
Intrawest continues to forge ahead with base area construction, Founders Pointe and Fraser Crossing condo projects have recently closed. The Village is also moving along with construction as scheduled for completion by the 08-09 ski season. Once the Village has been completed expect a very sharp price increase at the base area - there are several great opportunities both preconstruction and resales at the base area - prices start in the 300's. Ski in- Ski Out properties are availale at 600 - 700/sf - the lowest of any Rocky Mountain Resort - hard to find anywhere else under 1000/sf 
 
I expect to see a very strong summer/fall buying flurry pent up demand, market adjustment pricing and exceptional interest rates will stimulate the resort property buyer.
If you have been sitting on the fence it is time to jump off and make an offer - you may never see a better to buy in your lifetime.
 
Resales of existing homes in the area start in the 400's, 2bdr/2bath condos are still available in the low 200's, 1 acre homesites in the low 100's.
